Preconstruction Planning & Drawing Review

A structured preconstruction package that reviews your drawings, clarifies assumptions, and aligns design, budget, and logistics—so your project is buildable, coordinated, and ready for pricing or construction.

Is This the Right Starting Point?

Most renovation and new-build problems don’t start on site; they start on paper. Gaps in drawings, “to be verified on site” notes, optimistic allowances, and untested assumptions turn into change orders, delays, and frustration once work begins.

This Preconstruction Planning & Drawing Review is a good fit if:

  • You already have concept, permit, or construction drawings for a cottage or secondary home.

  • You’re planning a substantial renovation, addition, or new build, not just small cosmetic work.

  • You want a builder to stress-test the drawings before you lock in pricing, sign a contract, or apply for permits.

  • You care about buildability, sequencing, access, and budget realism—not just how the drawings look on paper.

What You’ll Receive

This service connects the dots between design, budget, and real-world construction. When you book a Preconstruction Planning & Drawing Review, you can expect:

  • Discovery & intake questionnaire
A structured set of questions about your project, site, priorities, and constraints, plus collection of your current drawings and any reports. This helps us understand the context before diving into details.

  • Preconstruction strategy session(s)
One or more working sessions (virtual or in-person) to review your goals, discuss key decisions, and walk through the drawings together from a builder’s perspective.

  • Drawing buildability review notes
Written observations on buildability issues, conflicts between disciplines (architectural/structural/MEP), missing details, and design choices that may create cost or sequencing problems.

  • Design & scope clarification list
A list of items that need further decision or detail—finishes, assemblies, performance targets, allowances, and responsibilities—so your designer and builder aren’t forced to guess later.

  • Assumptions & exclusions register
A plain-language list of key assumptions and exclusions that need to be documented and agreed to before pricing and contracts, reducing “I thought that was included” conversations.

  • Budget range and scope options
A realistic budget range (or multiple ranges) based on your drawings, site constraints, and quality level, along with “good / better / best” style scope options where appropriate.

  • Risk summary & priority matrix
A concise summary of the main risks, unknowns, and pressure points in the project, organized by priority so you know where to focus attention before you commit.

  • Preconstruction roadmap
A step-by-step outline of what should happen next—design revisions, investigations, approvals, preselection of finishes, and pricing—so you can move toward construction in a controlled way.

  • Action list / next steps checklist
A clear list of next actions for you, your designer, and your future (or current) builder.

  • Meeting summary & email recap
A written summary tying together key decisions, assumptions, and action items, sent by email so your whole team can refer back to it.

On the next page, you’ll be able to tell us the stage and scale of your project so we can right-size the engagement.
